Introduction
By scheduling, confirming, or agreeing to use our mobile notary, loan signing, and document delivery services (collectively referred to as service(s)), you are agreeing to subject yourself to the following Terms of Service (TOS). These terms apply to any and all services provided by Greensburg Mobile Notary (we, us, or our), operated by Brenda Willett and provided to any client, business, or organization. These terms, by their nature, apply to all scenarios. It is understood that you are hiring and appointing us as professional notaries for the purposes of maintaining the utmost confidentiality and reliability within the services performed. Definitions
The following definitions shall apply for the purposes of these Terms of Service:
- Services means all notary, loan signing, eDocument, document delivery, and related mobile notary services offered by Greensburg Mobile Notary.
- Client or you means anyone or a representative of a business or organization who utilizes the Services as defined herein.
- Notary means Brenda Willett or any agent authorized by Greensburg Mobile Notary to perform Notary Public services, who is duly commissioned by and bonded in the State of Pennsylvania.
- Appointment shall mean a mutually scheduled time and place where notary and related services (the Services) are provided.
- Document means any hard copy or electronic document presented for signature(s) or notarization.
- Service Area refers to Greensburg, Pennsylvania and the surrounding county or counties as listed herein.
Eligibility and Client Duties
By retaining Greensburg Mobile Notary, you certify that you are at least 18 years of age and legally competent to contract. Clients acknowledge their responsibility:
- To provide accurate, complete, and truthful information when making scheduled arrangements and at any point during the course of the engagement;
- To have all signers present and properly prepared with proper government-issued photo ID at the time of appointment;
- To present original unaltered documents for notarization purposes. Photocopied and incomplete documents may be deemed ineligible for notarization by the notary public as feasible,
- To review documents for correctness prior to notary arrival. Notaries are not responsible for legal content or accuracy beyond their capacity as a notary public.
- To notify us in advance if there is a special requirement such as more than one witness, or an assignment requiring same-day delivery of documents;
- To ensure there is an appropriate, accessible, and safe environment for the notary to perform services at the place of appointment.
Description of Services Provided
Greensburg Mobile Notary provides the following services:
- Mobile Notary: Face-to-face document notarization at an appointed time and location designated by the client.
- Loan Signing: Certified loan signings at real estate closings, mortgage, loan, and other consumer loan documents.
- eDoc Services: Acceptance of electronic documents and secure printing and notarization of them at no additional cost.
- General Notary Services: Notarization of general legal, personal, business, and vehicle documents such as affidavits, power of attorney, deeds, trusts, etc.
- Expedited Document Delivery: Upon request, completed documents will be delivered via overnight FedEx, UPS, or Express Mail.
All services are performed in compliance with Pennsylvania law and in accordance with the National Notary Association’s standards for notaries public. Notarial acts are performed by a qualified, commissioned, and bonded notary public who is certified and insured for your protection.
Provision of Services and Scheduling
Our service area includes Greensburg and the surrounding southwestern Pennsylvania counties of Allegheny, Armstrong, Fayette, Somerset, Washington, and Westmoreland.
Appointments are necessary for all services and may be scheduled by phone at (669) 532-2151 or by email at [email protected]. Flexible scheduling is available for evenings and weekends, depending on the availability of a notary public. We reserve the right to decline appointments outside our normal service area or in any situation we believe poses a safety or legal risk.
Fees, Payment and Refunds
Our fees are as follows:
- Mobile Notary: Initial trip charge of $100, in addition to notarization and clerical fee (per signature or seal as required by law).
- Standard Loan Signing: Initial base fee of $125, in addition to trip charges, which vary based on distance and document composition.
- eDoc Services: Acceptance and printing of electronic documents is included at no additional cost.
- Expedited Document Delivery: Additional fees apply for overnighting documents. Rates provided on request.
Payment is expected at the time services are rendered unless other arrangements have been agreed to in advance. We accept all major credit cards, checks, and cash. All business clients will receive invoices that must be paid within 15 days of receipt unless otherwise agreed to in writing. Refunds will only be granted where services cannot be rendered due to an error on the part of the notary or where services are cancelled by Greensburg Mobile Notary. No refunds are provided where a notarial act has been completed or the customer fails to have the proper identification or documentation at the time of the appointment.
Client Identification and Documentation
All signers must provide current government-issued photo identification at the time of notarization. Acceptable forms of identification include:
- Driver’s license or state-issued identification card
- United States passport
- Military identification card
Identification must be clear, unexpired, and include a photograph, signature, and personal identifying information.
Documents presented for notarization must be complete and in English or contain a certified English translation, and must be free from blank spaces or missing information. Greensburg Mobile Notary will refuse to notarize documents if the identification is unsatisfactory, if the documents do not appear to meet state requirements, or if fraudulent activity or duress is suspected.
Prohibitions and Limitations on Services Provided
Greensburg Mobile Notary complies strictly with all notary laws and regulations in Pennsylvania. The following limitations apply:
- Notaries are not permitted to give legal advice, prepare legal documents, or determine the legal effect of a document.
- No notarization will be performed if the signer does not appear before the notary public or fails to provide satisfactory identification.
- Notaries may refuse service if there is reasonable ground to believe that the customer is being coerced, defrauded, or unduly influenced.
- Notaries will not notarize documents such as immigration papers, vital records (such as birth, death, marriage certificates), or any other papers that will be used in a jurisdiction that does not accept Pennsylvania notarial acts.
- Notaries may decline notarization for documents that are incomplete, contain blank sections, or are written in a foreign language.
Confidentiality and Data Security
We understand that confidentiality and data security are vital to all notarial assignments. Greensburg Mobile Notary follows strict practices to help protect your information, such as:
- Limited access and secure storage of notarial documents and registers
- Destruction of sensitive documents in accordance with applicable privacy laws and best practices
- Never sharing client information, document contents, or personal details with anyone except as required by law or by a client’s express permission
- Adhering to all local, state, and federal privacy laws and regulations, including those imposed on Pennsylvania notaries
Electronic format documents are printed and handled carefully; digital format files are removed from computers upon completion of services (except as required by law).

Appointment Guidelines and Cancellation
All services are by appointment. Please arrive on time and have all parties present and ready. Please inform us of any need to cancel or reschedule at least 24 hours in advance. Cancellations with less than 24 hours’ notice will be charged a cancellation fee equal to the initial trip charge. If the notary shows up at the originally scheduled location and cannot complete services due to client error (e.g., incorrect ID, missing signatures/documents, non-presenting signers/stakeholders), then full fees may apply. Greensburg Mobile Notary may cancel or reschedule appointments based upon illness, emergency, or safety situation. In that case, we will make every effort to provide adequate notice and rescheduling.
Expedited Delivery of Documents
If a client requires the prompt return of completed documents, Greensburg Mobile Notary is prepared to utilize overnight shipping services through FedEx, UPS, or Express Mail. Arrangements for expedited deliveries may be made at the client’s request, subject to an additional charge that will vary based on the chosen carrier and destination. It is incumbent upon the client to furnish accurate shipping information and to ensure that shipping is prepaid. While every effort will be undertaken to facilitate timely shipping, Greensburg Mobile Notary disclaims responsibility for any delays that may arise due to carriers, weather conditions, or other unforeseen circumstances. Proof of shipment along with tracking information will be provided at the time of dispatch.

Limitation of Liability
Greensburg Mobile Notary and owner, Brenda Willett, are commissioned, bonded, insured, and background screened to provide mobile notary services. However, our liability is limited as follows:
- We assume no liability or responsibility for the content, legality, or consequences of the documents presented for notarization.
- We are not liable for indirect, incidental, special, or consequential damages that may result from your use, or inability to use, the services we provide.
- The total maximum liability of Greensburg Mobile Notary to you or any other person for any claims arising from a notarial act or service performed will not exceed the total service fees paid by you in connection with the specific service subject to the claim.
- We assume no liability for loss or delay caused by errors or omissions in details provided by you.
- We assume no liability for lost or delayed documents presented during a notarial visit carried out by a third-party delivery service.
You agree to the above disclaimer and limitations on liability by engaging our services.
Indemnification
You shall indemnify, defend, and hold harmless Greensburg Mobile Notary, Brenda Willett, and all agents from any and all claims, damages, losses, expenses, or liability (including reasonable attorneys’ fees) incurred or alleged against Greensburg Mobile Notary or Brenda Willett arising out of or relating to your Services, violation of these Terms, or infringement by you of any third party’s rights. Your obligation to indemnify will survive termination or completion of the Services.
Obligation to Comply with Laws and Regulations
All notarizations take place in accordance with Pennsylvania state law, the Pennsylvania Association of Notaries, and within guidelines suggested by the National Notary Association. The responsibility for assuring the legality of a document and any transaction related to that document lies with the clients involved. Greensburg Mobile Notary is not responsible for assuring the legality or enforceability of a document outside of Pennsylvania.
Intellectual Property
All written text contained within the Greensburg Mobile Notary website, including logos, graphics, service descriptions, and all documentation, are the sole and exclusive property of Greensburg Mobile Notary and are protected by applicable copyright, trademark, and other intellectual property laws. Unauthorized use, reproduction, or distribution is strictly prohibited.
Modification of Terms of Service
Greensburg Mobile Notary reserves the right, in its sole discretion, to modify, update, and/or replace these Terms of Service from time to time. All changes are effective when posted on our website or otherwise provided to customers directly. We recommend that you review our Terms periodically. Continued use of our services following the posting of changes will be deemed your acceptance of such changes.
Dispute Resolution and Governing Law
These Terms of Service shall be governed by the law of the Commonwealth of Pennsylvania without regard to its conflict of law principles. All disputes arising out of or relating to these Terms or our Services shall first be submitted to good-faith negotiation. If the dispute cannot be resolved through negotiation, it shall be submitted to binding arbitration in Westmoreland County, Pennsylvania. The parties expressly waive their rights to a jury trial and class action. You agree that any claim must be filed within one (1) year of the cause of action first arising or being discovered.
Severability and Waiver
Any provision in these Terms held to be invalid or unenforceable under applicable law shall remain in effect to the fullest extent permitted by law. A failure by us to exercise any right or provision under these Terms shall not be deemed a waiver of that right or provision.
Termination of Services
Greensburg Mobile Notary may refuse, suspend, or discontinue services for any client at our discretion, including when such client violates these Terms, engages in unsafe conditions, participates in fraud, or does not honor payment. When termination is effective, all fees due are immediately payable. Notarial acts completed do not expire to the extent permitted by law.

Entire Agreement
The Terms constitute the entire agreement between you and Greensburg Mobile Notary and govern your use of our Services, superseding any prior or contemporaneous communications, whether electronic, oral, or written, between you and Greensburg Mobile Notary with respect to the site. No amendment to or modification of these Terms will be binding on Greensburg Mobile Notary unless in a writing signed by a duly authorized representative of Greensburg Mobile Notary.
Acceptance and Acknowledgement
You agree to be bound by these Terms of Service by using Greensburg Mobile Notary for any notarial or related service. By scheduling an appointment or otherwise using our services, you confirm that you have read, understand, and agree to be bound by these Terms. Your agreement to these Terms is deemed effective as of the date of your appointment or first use. If you disagree with any of these Terms of Use, you should not schedule an appointment with or otherwise use our services.
